Property rental route

Renting a qualifying property: the €14,000 annual minimum, lease term, Housing Authority registration, documents and continuity rules.

Minimum rent

A qualifying rented property is a residential property leased for at least €14,000 per year, anywhere in Malta or Gozo — roughly €1,167 per month. Since Legal Notice 146 of 2025 the government contribution is the same as for the purchase route (€37,000), so renting no longer carries a higher contribution.

Lease term and continuity

The Agency FAQ states that the lease must be for at least one year and that the beneficiary must have a valid residence in Malta at all times, with no gaps. A rented property can be replaced with another rented or a purchased property with the Agency's consent; requests should ideally be made within a month before the annual compliance deadline.

Documents the Agency expects

Housing Authority approval/registration of the lease; a utility bill not older than six months bearing the property address; external photographs of the property; a receipt of rent payment; the lessor's power of attorney if applicable; and confirmation of de-registration of previous tenants. The number of bedrooms and square metres must be declared.

Sub-letting

The Agency lists "the option to lease property, with the possibility to sub-lease after five years" among the programme's benefits. Confirm current guidelines with the Agency before sub-letting.

Five years of rent

At the minimum rent, five years costs €70,000 in rent. Compare routes in the cost calculator.
